Lease land to a data center in the US

In the US, utility capacity and interconnection queues decide where a data center can go. Utilities publish how much spare capacity their grids have. We read that capacity, with our own grid and market analysis, for every site you send us.

Industrial parcels, brownfield sites and farmland near a substation can all work. A site already zoned industrial can save months of zoning work.

What landowners ask us

What does a data center need from land?

Power first. Our sites start at 1 to 5 MW of IT, so we look for land close to a substation with spare capacity, and a credible route to 10 MW or more. After power: about 1 to 5 acres (0.4 to 2 hectares) for a first phase, road access, fiber within reach, and land outside flood hazard areas.

Can I lease my land to a data center instead of selling it?

Yes. A long-term ground lease keeps the land in your hands. We can also discuss a sale, or an option while we secure power. The report sets out what could fit your site.

How long does it take?

Your instant grid read takes seconds. Your full report arrives within 7 days. If the site fits, power for a first phase usually takes 1 to 3 years, depending on the utility's interconnection studies and works. Each report gives a range for your site.

What happens after the report?

If the site fits, we set up a call and a site visit, then submit a load request to the utility. If both sides want to go ahead, we sign a letter of intent. If it does not fit, we tell you why. There is no obligation at any point.
