Land for data centres in the UK

Across Great Britain, grid capacity decides where a data centre can go. Network operators publish how much spare demand capacity each primary substation has. We read that data for every site you send us.

Industrial estates, brownfield land, farm buildings and greenfield sites near a substation can all work. An existing industrial building often needs no change of use, which can save months of planning.

What landowners ask us

What does a data centre need from land?

Power first. Our sites start at 1 to 5 MW of IT, so we look for land close to a substation with spare capacity, and a credible route to 10 MW or more. After power: about 0.5 to 2 hectares for a first phase, road access, fibre within reach, and land outside flood zones.

Can I lease my land rather than sell it?

Yes. A long lease keeps the freehold in your hands. We can also discuss a sale, or an option while we secure power. The report sets out what could fit your site.

How long does it take?

Your instant grid read takes seconds. Your full report arrives within 7 days. If the site fits, power for a first phase usually takes 1 to 3 years, depending on the network operator's works. Each report gives a range for your site.

What happens after the report?

If the site fits, we arrange a call and a site visit, then ask the network operator for a quote. If both sides want to go ahead, we agree heads of terms. If it does not fit, we tell you why. There is no obligation at any point.
